Nashville’s Benchmark Sound Building On The Market For $3.4 Million

Nashville’s Benchmark Sound building, located at 1033 16th Ave. S., is on the market for $3.4 million.

Songwriter Even Stevens and David Malloy had the 8,226-square-feet building constructed in 1981, and it served as the longtime home for Emerald Sound Studio.

In 1985, the building was sold to Dale Moore, who created Emerald Sound Studio. In 2005, Emerald Entertainment Group was purchased by the Voss Development Corporation. The company did business under the name Masterfonics, and continued to operate Emerald Sound Studios, as well as The Tracking Room and Masterfonics.

Eddie Rabbitt’s “I Love A Rainy Night,” “Driving My Life Away,” and “Suspicions” were among the earliest hits recorded in the building. As Emerald Sound Studio, the studio was home to the creation of Gold and Platinum albums for artists including Johnny Cash, George Strait, Alabama, Brooks & Dunn as well as Foreigner, Bon, Jovi, Olivia Newton John, and more. In recent years, the studio has created demos for top writers and artists including Steven Tyler, Ronnie Dunn, Reba, and more.

The building includes one main studio along with two smaller studio and numerous ISO booths. There are 17 parking spaces, including one bus parking space.
